Woodstock Just Slapped a Hotel Tax on Your Airbnb Side Hustle
Woodstock Just Slapped a Hotel Tax on Your Airbnb Side Hustle
Well, that didn't take long. Woodstock just extended its hotel-motel tax to cover Airbnb and VRBO-style short-term rentals, according to Shaw Local — meaning that cute little guesthouse you've been renting out on weekends is now getting treated exactly like the Super 8 off Route 47. Welcome to the big leagues, I guess.
Here's the gist: for years, hotel-motel taxes were a hotel-and-motel problem, full stop. Short-term rental hosts quietly collected their nightly rates and nobody at the village level was taking much of a cut. That gap is closing fast, and Woodstock is just the latest NW suburb to notice that a spare bedroom listed on an app is, functionally, a hotel room with better throw pillows.
Why this isn't just a Woodstock thing
Municipalities everywhere have figured out that short-term rentals were sitting in a regulatory blind spot — no license fees, no lodging tax, sometimes no oversight at all. As STRs became a real chunk of local overnight stays, that blind spot started looking like real money left on the table. Expect Woodstock's move to get copied by neighboring towns faster than you can say "occupancy tax." If you're hosting in Algonquin, Crystal Lake, or anywhere else in the corridor and haven't heard from your village yet, I wouldn't get comfortable.
What this means for you
If you own an investment property you're running as a short-term rental, this changes your math — not dramatically, but enough to notice. Build the new tax into your nightly rate before your margins quietly shrink, and check whether your village requires registration or a license on top of the tax, because those two things tend to travel together. And if you've been on the fence about converting a property from short-term to long-term rental (or selling it outright), rising compliance costs are exactly the kind of nudge that tips people over. I've had more than one client discover that a "simple" Airbnb wasn't so simple once the paperwork caught up with it.
Nothing kills a side hustle vibe like a tax form. Adjust your spreadsheets accordingly.
