Illinois Realtors: The Housing Shortage Is "Worsening Every Day" — And They've Got a Plan

Illinois Realtors CEO Jeff Baker told WAND News this week that the state's housing shortage is critical and "worsening every day." I could've told you that for free, but I appreciate the group putting some institutional muscle behind it — they're rolling out what they're calling housing supply accelerators to try to actually move the needle.

This isn't a new fight. Illinois Realtors, which represents roughly 50,000 members statewide, has spent much of the past year pushing a legislative package aimed at what Baker has repeatedly called a shortage that's "reached crisis level." It's part of a bigger statewide conversation — Governor Pritzker has his own BUILD initiative aimed at expanding housing supply and access for working families, and Baker sits on the state's Missing Middle Housing Solutions Advisory Committee, which is exactly what it sounds like: figuring out how to build more of the modest, mid-density housing that's basically stopped getting built anywhere.

Why "accelerator" is the right word

The core problem isn't mysterious. Not enough homes have been built relative to household formation for years, and every town that drags its feet on zoning reform, permitting speed, or missing-middle housing types adds another log to the fire. An accelerator program, at least in concept, is about cutting the friction between "we need housing" and "housing exists" — faster approvals, more flexible zoning, more supply types beyond the standard single-family lot.

What this means for you

If you're house-hunting in the NW suburbs right now, you already know this in your bones every time a decent listing gets six offers in four days. A statewide shortage doesn't stay statewide — it shows up locally as thin inventory, quick closings, and buyers stretching their budgets to compete. Any real movement on accelerating supply is good news long-term, but it's not going to loosen up your search this fall. If anything, treat this as confirmation that the tight market you're feeling isn't in your head, and plan your offer strategy accordingly.

Crisis-level shortages don't fix themselves in a legislative session. Keep your pre-approval fresh and your patience fresher.
